One Zero Five Bayswater

Record Breaking Sale in Hintonburg!!!It’s been called the Tesla of homes — environmentally responsible yet aesthetically beautiful.

Built to passive house standards, this home is ultra green while exhibiting an elevated sense of style that’s both contemporary and timeless.Designed and built by architect and energy adviser Mark Rosen, it’s one of just a handful of its kind in Ontario. It is especially unique in this urban setting, where building to the passive house standard is even more challenging.

The home is super insulated, with walls just over two feet thick (making for handy built-in window benches and countertops). Passive house-certified windows and extremely airtight construction work together to keep the warmth in and the cold out. The air inside is fresh thanks to the high-efficiency ventilation system, which continuously delivers clean filtered air throughout the home.

Most of the energy required to heat the house is generated passively—by living in it, and from the sun. Only a small ‘furnace’, about the size of a shoe box (and as powerful as two hair dryers), is required. The plumbing is greywater-ready (where water used to shower can be reused to flush toilets). Powered entirely by electricity, the home uses no fossil fuels, and requires only a fraction of the energy of a typical new house.

But this is not merely a super energy efficient home, it’s also a beautiful one. Key to its design is an open central core, inspired by Moroccan courtyard architecture. It’s filled with light and greenery throughout the home’s three storeys. It also boasts several other surprises within its footprint, including a full in-law suite in the walkout basement, a sunken tub in the master ensuite, a third-floor getaway space, an Astro Design Centre kitchen by award-winning designer Dean Large and Gaulhofer triple-glazed windows. It delivers on the outside as well with ample yard space and gardens, and a double car garage with alley-way access at the back of the house.

This well-built home is the definition of warmth and comfort, quality that is designed to last.
